Another industrial park is headed to Taylor, with the aim of not only catering to Samsung Electronics Co. Ltd. suppliers but also to homegrown businesses intent on taking advantage of the city’s boom.
SGRE Capital GP LP plans to start work this month on a 51,000-square-foot, office-warehouse shell building at 1901 Industrial Drive, according to a Sept. 23 filing with the Texas Department of Licensing and Regulation. The $6.5 million project is expected to wrap up in August.
It’s the first building of what’s being called the Taylor Industrial Park, which encompasses roughly 20 acres less than five miles from the Samsung plant. The speculative building could be joined by at least four smaller buildings or two larger ones in future phrases totaling roughly 200,000 square feet, according to a brochure for the property.
Will Sikora, a senior associate with Aquila Commercial LLC, said developers initially bought the parcel with the idea that it would be a service center for Samsung customers. But competition in that space has skyrocketed ever since.
“There is a million projects that want to service Samsung and are aimed at that type of tenants,” said Sikora, who is handling the leasing of the site, alongside Aquila’s Omar Nasser.
As a result, he said the tenant profile is not only earmarked toward Samsung suppliers. They’re also looking at “homegrown Taylor industrial users that are experiencing growth in their businesses due to the boom in town,” he said. No tenants have been signed yet.
Sikora confirmed the developer is SGRE Capital GP LP, which is tied to Houston-based SGRE Capital. The company notes on its website that it was founded in 2014 “to execute value-add and opportunistic commercial real estate strategies in the high-growth area,” and has done projects in Houston, Missouri City, Cypress, Frisco and Royse City. Its co-founder and managing partner is Nikhil Shah.
The six parcels that make up the property are owned by Austin-based 95 Industrial LLC, which is also listed in the TDLR. That company is owned by Jinesh and Devangi Gandhi.
Duane Meyers Architect is listed as the design firm on the project.
The project is part of a wave of industrial parks heading to Taylor, which is about 35 miles northeast of Austin and has a population upward of 17,000. Other developers working on projects include Transcend Group Holdings LLC, iMarket America Inc., RCR Rail Park Development Co., Quannah Partners LLC, KDC and Megatel Group.
