A pair of hockey rinks and indoor and outdoor turf fields will help anchor a new sports park to be located at the 120-acre Scottsdale Crossing development site along the 183A Toll Road.
Austin’s iSports Real Estate Development LLC and Chaparral Ice will team up to develop 15.4 acres, planned to feature a pair of hockey rinks, an indoor and an outdoor turf field suitable for lacrosse, soccer and football. The site will also be home to a 157,000-square foot facility the developers describe as a “large-scale, medical sports retail facility” designed to attract multi-specialty sports tenants, family entertainment, sports medicine, retail space and restaurants.
“We aim to attract a wide range of businesses that are all connected to fitness and entertainment,” said Eric Perardi, founding principal of Perardi Development, who also coaches local youth hockey teams. “Our hope is to create a family-oriented destination where physical fitness is fun for people of all ages, abilities and athletic interests.”
iSports Real Estate Development’s leaders include Perardi, J.P. Newman of Thrive FP and John Trube of Johnson Trube & Associates.
Chaparral Ice, which already operates several ice rinks in the region, will provide two new regulation-sized National Hockey League ice rinks for youth and travel hockey, figure skating and curling programs, as well as skating for the general public. Chaparral will also manage the turf fields.
Developers also plan to add augmented reality and virtual reality practice facilities and say these advanced technologies will allow all athletes to practice and hone their skills in a safe, injury-free space.
iSports is also looking for tenants that would offer competitive cheerleading and gymnastics, sand volleyball courts, medical and sports rehabilitation practice, as well as sports retail stores. A family entertainment center with dining options and rooms for private parties is also planned as a part of the project.
“Chaparral at iSports is a huge step forward for athletic development in Austin,” said Chaparral Ice owner Ryan Raya, “Right now, we hear a lot about how diversification of activities is the best path to success for our children. However, most parents shudder at the thought of driving from place to place, chasing two or more kids around the metro area. We understand entirely, so at iSports, we are bringing an array of athletics together in a single spot. We are very excited for this opportunity.”
A report prepared by Strategic Performance Group found the “10-mile radius around the site will attract a wide variety of population and income demographics. In 2017, the 10-mile ring’s population was 394,231 residents, with an anticipated rise to 449,365 in 2022. Likewise, average household income for the same radius was $103,345 in 2017, with an anticipated increase to $121,974 in 2022.”
The facility is nearly twice as large as Round Rock’s multipurpose sports complex, which takes up 15 acres and is 183,000-square-feet. Round Rock’s facility opened in Jan. 2014 after a 13-month construction period and has hosted the U.S. Quidditch Cup and is also home to a Major League Rugby team, the Austin Elite.
Developers expect to begin the first building stages for the new Cedar Park complex this fall.
