The 164-acre community Wolf Lakes Village plans a summer ground breaking

Initially planned to break ground in 2019, Wolf Lakes LP President Iva Wolf McLachlan said Wolf Lakes Village anticipates its first groundbreaking to come this summer.

Wolf Lakes Village is an 164-acre master community that will be located off I-35 and Hwy. 29 across from Wolf Ranch Town Center, an open-air shopping and dining complex. Current plans for the development include space for retail, restaurants, office space, a hotel, a movie theater and up to 2,400 residential units. There are also plans for a corporate campus potentially occupied by a Fortune 500 company, Wolf McLachlan said.

The development will be designed in a European aesthetic with stone streets, arched bridges and a central plaza as well as three lakes throughout the property, according to the developer’s website.

“The fact is that these really big tracts of land take a lot of time and are complicated. There are a lot of steps in the process,” Wolf McLachlan said. “There’s a lot that goes in to getting the utilities and the roads and the infrastructure on the site. That’s why we haven’t been able to finalize anything yet, but we’re getting closer.”

For comparison, Wolf Lakes will be nearly double the size of Wolf Ranch Town Center, which sits on 83 acres, Wolf McLachlan said.

The project received its regulatory approvals from the city and the Williamson County Commissioners Court in December 2018, including a tax increment reinvestment zone, or TIRZ, to reimburse money spent by developer Wolf Lakes LP on public infrastructure.

Since then, Wolf McLachlan said developers have been working with several high-end name-brand users to fill the potential spaces. Details on those users will come when contracts are closed, Wolf McLachlan said.

“[Wolf Lakes Village] will be a walkable community that will bring jobs and a place where people can live and work and play,” Wolf McLachlan said. “We have an extraordinary piece of land, and we want to do something extraordinary.”
