Suburb’s population growth ranked No. 1 in US
Another H-E-B is coming to fast-growing Georgetown.
The retail bellwether’s latest store will anchor Barshop and Oles Co.’s planned 31-acre shopping center, Parmer Ranch Marketplace, according to planning documents and Barshop and Oles partner Milo Burdette.
H-E-B’s plans for the site include an approximately 110,000-square-foot store and a fuel station at 10110 Ranch-to-Market Road 2338, located at the northeast corner of Ronald Reagan Boulevard and RM 2338. It’s about a 10-minute drive from the sweeping Sun City neighborhood.
The preliminary plans were outlined in a March 27 filing with the Texas Department of Licensing and Regulation, including an estimated construction cost of $30 million for the store and $2 million for the fuel station and carwash. H-E-B representatives didn’t respond to requests for comment.
Burdette said he expects construction on Parmer Ranch Marketplace to begin within the next 60 days, pending permit approval, and open in summer 2025. The center will have two retail buildings with 40,000 square feet of space, along with five additional pad sites for lease or purchase, depending on the property’s use, he said.
Construction of the new H-E-B should begin in September or October, Burdette said.
Parmer Ranch Marketplace will be similar to other Barshop and Oles projects, such as Arboretum Market, Bar W Marketplace, Brodie Oaks, H-E-B Bee Cave Shopping Center, Central Park, H-E-B Williams Drive Shopping Center and others.
High growth in the area is what attracted Barshop and Oles, Burdette said. With about 87,000 residents as of last year, Georgetown has experienced 29% population growth since 2020, according to the U.S. Census Bureau. It ranked as the fastest-growing city in the nation last year, based on a 14.4% gain from 2021 to 2022.
“There’s just a lot of new residential growth that’s been heading out to that western portion of Georgetown,” Burdette said. “After we completed the Bar W Marketplace in Leander, it is 100% leased and doing great, we moved further north where the growth is heading. This is the next major intersection up there.”
Georgetown is home to two other H-E-B stores, one of which opened in summer 2023 at Wolf Lakes Village. The other is at 4500 Williams Drive. San Antonio-based H-E-B has approximately 50 stores in the Austin metro.
The planned new store could bring some respite to those living near the northern edge of the suburb, such as in Florence, where the nearest H-E-B is about 20 miles away.
