An Austin-based general contractor will lead the initial stage of construction on Leander’s next big project.
Leander City Council voted Feb. 20 to award a $13.4 million contract to DeNucci Constructors LLC for the first phase of the Northline mixed-use development.
Plans for Northline include 700,000 square feet of office space, 300,000 square feet of retail, 150,000 square feet of hotel space, 2,000 apartments, 300 townhomes and community features like a town square and parks. Full buildout is expected by 2031, according to the project’s timeline.
The 115-acre project is planned south of San Gabriel Parkway between U.S. Highway 183 and the 183A toll road — situated around Leander’s transit-oriented development district that’s anchored by a Capital Metropolitan Transportation Authority train station.
Northline is the largest project proposed for Leander’s downtown. It would amount to a dense addition of employment and residential options in the once heavily rural Williamson County suburb — and be yet another major mixed-use development popping up on Austin’s northern fringe, with similar projects planned for Pflugerville, Round Rock and Cedar Park.
Northline is being developed by Austin firm Tynberg LLC, which is led by Alex Tynberg. WGI is the project’s engineering and design consultant.
“This is a big deal for Leander,” Council Member Jason Shaw said.
Leander sought bids for firms to build the project’s first phase, with street, drainage and stormwater improvements covered by the city. Water, wastewater and streetscape work will be paid for by the developer.
DeNucci Constructors was the lowest bidder among seven proposals submitted to the city.
DeNucci has worked on projects in the Austin-Round Rock area such as the 80-acre 1849 Park in Pflugerville and the Harbor at Lakeway, a 160-unit assisted living facility, according to city officials and documents.
Leander City Engineer Wayne Watts said WGI and city staff found that DeNucci “has significant, successful experience with projects of comparable size, scope and complexity.”
“This is a highly capable contractor,” Watts said. “We’re glad to have them.”
Georgetown-based Liberty Civil Construction, Austin-based CC Carlton Industries, Austin-based Smith Contracting Co., Austin-based Joe Bland Construction, Round Rock-based Chasco Contractors and Pflugerville-based Jordan Foster Construction also bid for the project, according to city documents.
A groundbreaking event for Northline will be held March 4.
