Leander, Texas Anticipates Job Growth with St. John Properties’ 50-Acre Business Park and First Class ‘A’ Office Building

Leander, Texas is setting the stage for a major economic boost with St. John Properties, Inc., a renowned commercial real estate firm, announcing ambitious plans to erect a sprawling 50-acre business park and the first Class ‘A’ office building in the burgeoning suburban community.

The Leander Tech Park, positioned at the intersection of West State Highway 29 and Ronald Reagan Boulevard, is poised to introduce 270,000 square feet of mixed-use space, potentially generating 850 jobs upon full realization, as reported by Bizjournals.com.

With plans to break ground by year’s end, the first phase includes two buildings totaling nearly 90,000 square feet, with completion aimed for the third quarter of 2025.

This development marks St. John’s aggressive expansion strategy which, not only covers the Leander Tech Park but also spreads to other ventures such as the Northline project—a 120,000-square-foot state-of-the-art LEED-certified office building billed to hit Leander with top-flight business amenities.

This will be the first commercial component of the 116-acre, mixed-use Northline development, furnished with diverse suite sizes starting from 2,000 square feet to accommodate varying tenant needs, according to St. John Properties.

Bucking the trend of urban centrality, St. John Properties emphasizes its foray into the suburbs to align with the residential patterns of business owners.

Brooke Harlander, the Regional Partner for St. John, believes the greater Austin metropolitan region teems with prospects for high-grade commercial space, attributed to its dynamic business landscape and population spurts.

Harlander boasted to Bizjournals.com, “The greater Austin metropolitan region is ripe with opportunity to deliver high-quality commercial product due to the strength and diversity of the business community and population growth spurred by the area’s excellent quality of life.”

Simultaneously, the Northline development is touted as Leander’s forthcoming downtown district, which will not only bring up Class ‘A’ office space, but also merge into more than 5 million square feet of office, retail, residential, and civic spaces. Leander’s Economic Development Director, Randall Malik, told St. John Properties the paramount role of the Northline office building, asserting, “This development greatly enhances Leander’s opportunity to bring primary employers to our community.”
